Kenneth Peterson, Chairman <br />Ramsey Planning and Zoning Commission <br />November 13, 1978 <br />Page 2 <br /> <br />Drainage from the site presently follows the topography and flows weste~ly <br />to the ditch along County State Aid Highway No. 5 and flows north across <br />153rd Avenue N.W. to the headwater of County Ditch No. 43. In reviewing <br />the plans the developer does not show any provisions for drainage. Therefore, <br />we assumed it was the intent of the developer to follow-the existing drainage <br />pattern and allow the runoff to flow into County Ditch No. 43. A cursory <br />review of the drainage area indicates that the culvert crossing 153rd Avenue <br />N.W. is adequate to handle the runoff from a 5 year storm without overtopping <br />C.S.A.H. No. 5 and 153rd Avenue N.W. <br />The internal circulation appears to be adequate and provides access to both <br /> the front and rear parking areas. <br />The impact to t~affic on C.S.A.H. No. 5 will be minimal at this time. The <br />proposed use generates traffic that is spread throughout the day and is, <br />therefore, dispersed. The future development of the surrounding area will <br />u~.~..+~, ~,o~+~ +h, need for sionalization at'either one.or bo~.O~ the ...... ~ .~-. <br /> intersections at-153rd Avenue N~W., and C.S.A.H. No. 5 and 152nd Avenue N.W~. and-,.- <br /> C.S.A.H~ No..5. <br />The area presently has electric, telephone and natural gas service ~nd, as. <br />previously indicated, the soils are adequate for on-site sewag: disposal <br />systems. Therefore, this development would not hasten the nee for city sewer <br />to the area. We would, however, reco~end that the on-site sewage disposal <br />system be designed to comply with.both state and local cedes by a registered <br />professional engineer ...... <br /> <br /> Development Concepts: "'""- <br />T~ land use relationships comply with the ordinance and the dental clinic <br />ahd professional building are. permitted uses in this zone.
