0 <br />PROPOSED IMPROVEMENTS <br />In Bower's Mississippi Acres 2nd and 3rd Additions, the present street and drainage <br />system provides an operational street and drainage network. Therefore, it is our <br />recommendation that the present rural street section and drainage system be main- <br />tained with only minor changes to limit the disruption to the abutting property <br />and minimize the costs of the improvement for Bower's Mississippi Acres 2nd and 3rd <br />Additions. In Bower's Mississippi Acres we would recommend construction of a <br />suburban street and storm sewer since present ditches are minimal. This would mini- <br />mize disruption to the abutting property. <br />STREET IMPROVEMENTS: <br />The existing street in Bower's Mississippi Acres is proposed to be widened and <br />shaped to accommodate a suburban street with a width of 26 feet, as shown on <br />Exhibit B. The street in Bower's Mississippi Acres 2nd and 3rd Additions is <br />proposed to be paved 24 feet wide with a variable gravel shoulder a minimum of <br />1 foot wide as shown on Exhibit C. <br />The street sections proposed would be narrower than the City of Ramsey's standard <br />street sections, but would minimize disruption to the adjacent lots during construc- <br />tion since the street width proposed generally follows the present street section <br />width. <br />The street section proposed as shown on Exhibits B & C consists of a 3 inch gravel <br />• base with a 12" bituminous surface. This section is equivalent to a 5 -ton design <br />in accordance to the Department of Transportation specifications. This section has <br />been previously used in the city and other communities with no detrimental effects. <br />It is estimated that this street section has a life expectancy of 15 years with <br />minimal maintenance. <br />The proposed construction would not include any driveway construction with the excep- <br />tion of a one foot apron, which would be provided on all driveways to protect the <br />edge of the pavement. It would be the homeowner's responsibility to extend existing <br />bituminous.or concrete driveways to match the street. <br />
