COMMISSION BUSINESS
1) Mr. Dennis Holmquist rezoning from R -1 residential to B -1
Business
Mr. Dennis Holmquist is requesting that the property, which
is presently zoned residential, be rezoned to B -1 Business.
The property is presently being used as a duplex which is a
nonconforming use.
The following findings of fact were reviewed:
1) The applicant has properly applied for rezoning of a parcel of
property from R -1 Residential to B -1 Business.
2) That the property is legally described as Lot 3 Auditors Subdivsion
#96 and is generally known as 6326 Highway #10 N.W.
3) That the applicant appeared before the Planning Commission at their
regular meeting of April 7, 1981 for a public hearing and presented
his request.
4) That said public hearing was properly advertised and a copy of said
hearing notice is hereby incorporated by reference.
• 5) That the applicants property is adjoined on two sides by B -1 Business
zoning and by R -1 Residential zoning on the other two sides.
6) That the only access to the applicants property is by easement and
the subject property does not abut a dedicated public street.
7) That there are no proposals to extend any city streets in this area.
81 That the applicant has not submitted a site plan showing compliance
with city ordinances for structure location, parking, etc.
9) That said application is subject to Metropolitan Council reviewal
and approval.
I
Arthur Dunn stated the proposed zoning change R -1 to B -1
should include as a finding of fact that it would be in
conflict with the Critical River Zoning and 1.5 acres is in
excess of present allowed density as number 10; and the fact
that a 2 family dwelling is presently not a permitted use as
number 11.
P &Z /April 7, 1981
E
