, <br />Mr. Klemish stated he will appeal to the City Council. <br />4) James Refrigeration sketch Plan. <br />James Refrigeration is purchasing the parcel of land between <br />the Ramsey Municipal Center and the Ramsey Dental Clinic property. <br />Accordingly, the above party will have to subdivide and also prepare <br />an Urban Development Plan. <br />Dick Kvanbeck, representing Janes Refrigeration submitted a sketch <br />plan to the commission. <br />(Ron West arrives 8:45 p.m.) <br />Chairman Kenneth Peterson read the letter from the City Engineer, <br />items 1 and 2. <br />• Benjamin Deemer says there is residential zoning in the area. <br />Mr. Alfred A. Albert of Royal Esquire Realty came before the commission <br />representing Holasek's, Marx and James Refrigeration and stated a <br />subdivision plan for zoning is not required according to his interpretation <br />of the ordinance. He further stated that area is zoned UMB and they <br />comply with the ordinance. He read the sketch plan requirements to <br />the commission. <br />Building official Berg clarified the ordinance -where it reads a <br />sketch plan is required in this area. <br />Benjamin Deemer asked Mr. Albert how the property would be subdivided. <br />Mr. Albert indicated he did not know and did not need that at this <br />• point. <br />Arthur Dunn stated the subdivision would -need to provide streets and <br />adequate lot sizes. <br />Gerald Zimmerman stated the Commission does not want a land locked <br />parcel behind the subject property. <br />Mr. Albert stated the persons he represented were not notified of any <br />hearing on the special use permit taken out by Dr. Anderson. <br />Building Official Berg stated there was a public hearing November 13, <br />1978. <br />Mr. Albert stated Mr. Marx was not notified and he was the contract <br />owner of the property at that time. <br /> I j <br />Ronald West asked Mr. Albert if he was going to recognize the <br />proposed location of 152nd Lane NW. <br />P &Z /April 7, 1981 <br />5 <br />
