James Refrigeration is purchasing the parcel of land between the Ramsey Municipal Center and the Ramsey Dental Clinic property. Accordingly, the above party will have to subdivide and also prepare an Urban Development Plan. Dick Kvanbeck, representing Janes Refrigeration submitted a sketch plan to the commission. (Ron West arrives 8:45 p.m.) Chairman Kenneth Peterson read the letter from the City Engineer, items 1 and 2. • Benjamin Deemer says there is residential zoning in the area. Mr. Alfred A. Albert of Royal Esquire Realty came before the commission representing Holasek's, Marx and James Refrigeration and stated a subdivision plan for zoning is not required according to his interpretation of the ordinance. He further stated that area is zoned UMB and they comply with the ordinance. He read the sketch plan requirements to the commission. Building official Berg clarified the ordinance -where it reads a sketch plan is required in this area. Benjamin Deemer asked Mr. Albert how the property would be subdivided. Mr. Albert indicated he did not know and did not need that at this • point. Arthur Dunn stated the subdivision would -need to provide streets and adequate lot sizes. Gerald Zimmerman stated the Commission does not want a land locked parcel behind the subject property. Mr. Albert stated the persons he represented were not notified of any hearing on the special use permit taken out by Dr. Anderson. Building Official Berg stated there was a public hearing November 13, 1978. Mr. Albert stated Mr. Marx was not notified and he was the contract owner of the property at that time.
