City of Ramsey Agreement to Guarantee Complaince with Development Conditions . Established by the City of Ramsay This agreement entered into this __ day of May, 1981, between the City of Ramsey, hereinafter referred to as "City and Mr. Dennis Sharp of Y.R. Sharp, Inc., hereinafter referred to as "Applicant" as per the following: INTENT AND PURPOSE ' To assure that the conditions of approval established by the City of Rsm~ey for all commercial and industrial developments, approved by the City of Ramsey, are ttuderstood between the Applicant and the City of Ramsey, and that the Applicant complies with said conditions fully and within the time frames established by this agreement. This agreement acknowledges that the Applicant has made proper application for the approval granted by the agreement and has met all other application conditions established by the Planning Commission and the City Council in. concluding formal approval of Applicant's application. LEGAL DESCRIPTION OF PROPERTY Lot 1 Block 1 B~m~ey 67 Industrial Park The property is generally known as 6250 Industrial Blvd. The Zoning and approved use of the property is I-1 Industrial. 1) That the Applicant shall submit to the City three (3) copies of his final site plsns and building plans as approved by the City and one copy shall be msrked approved and returned to the Applicant. 2) That the Applicant shall complete his building, landscaping and all other improvements prior to October 1, 1982. 3) Applicant shall deposit with the City of P~m~ey, a cashier's check, irrevocable letter of credit, perform~uce bond, or other suitable security--- acceptable to the City of Ramsey in the amount of 150 per cent (150%) o£ the cost of completing all landscaping improvements to include landscaping as shown on the approved site plan, final site gradinE, lightin, driveways or parking areas, curbind and approved fire land. Construction of the building shsl I be as shbwn on the building design plan as approved by the City's Building Official and City Council. Applicant shall substantiate his costs for all landscaping improvements to the City ASm~uistrator or his representative. Applicant acknowledges that failure to complete the landscaping improvements defined above by October l, 1982 shall result in forfeiture of the financial guarantees provided to the City of Ramsey. Parking area shsll be constructed o£ four (4) inches of Class V base material and two (2) inches of bitl~nous mat surfacing. Escrow smount is $
