Trip generation rates were
evaluated for the site uses, using data for Single Family Detached Housing (210). This
rate was applied to the proposed sites. The proposed trip generation was added to the
2006 traffic counts. The Kelly Acres site currently has two houses on the property,
which will be kept in conjunction with the development of the property. The Rum R./ver
Prairie site does not have any development. The resulting A.M. and P.M. trip generation
is shown in Table 1.

Table I ITE Trip Generation
Land Use- Use Size AM Peak Hour PM Peak Hour Daily
Kelly Acres Enter Exit Enter Exit Total
Single-Family 5 Units 3 i0 5 3 68
Housing
Rum River Prairie Enter Exit Enter Exit Total
Single-Family 26 Units 7 21 20 12 302
Housin~
Total I0 31 . 25 15 370

The initial development of the properties on 2006 is all on the east side of Armstrong
Boulevard, west of Tiger Street. The distribution of the generated trips was based on the
current traffic pattern in the area. The majority of traffic generally heads south on
Armstrong Boulevard. The trip generation volumes were distributed to the intersections
being analyzed and followed the general pattern of current traffic.

The New Development trips were added to the Forecasted volumes to create the Build
volumes. The Build volumes for 2006 are shown in Figure 3.

Kelly Acres and Rum River Pratrze
Traffic Impact Study
City of Rarnsev Anoka County, Minnesota

page 2
Prepared by:
Bolton & Monk, £nc

-151-
