Meadow: Revised Final Plat & Site Plan
February 22, 2006, Revised April 19, 2006
5 of 5

Sidewalks: Per recommendations made during the preliminary plat public hearing on November
3, 2005, sidewalks should be shown along both sides of Helium Street, 152"d Way N.W. and
Krypton Terrace N.W. According to City Code process for Planned Unit Developments, a £mal
site plan should accompany the final plat. The Cover Sheet (1 of 15) still needs to be modified to
identify the sidewalks on 152~d Way and K_q~ton Terrace N.W.
Tt~e City Council also recommended that funding be allocated for the installation of a sidewalk
on 152~a Lane between this new plat and Brandseth to the east, and along Germanium Street
N.W. The reasons for suggesting retrofitting Brandseth with sidewalks is that 152~a Lane is
opening up between the two neighborhoods and the likelihood that there will be two schools
witkin 1 mile of the homes at some point in the future. This issue will be forwarded to the Public
Works Committee for review.

Sewer and Water Trunk Fee: Sewer and Water Trunk Fees must be paid for the new lots prior
to ~e release of the final plat for recording. The current rate is $3,062.00 per unit; the rate in
effect at the time of final plat approval will be collected. The residential lot to be retained by the
City is exempt from this fee.

Stormwater Management Fee: A stormwater management fee must be paid for all new lots
being created. The current rate is $397 per unit; the rote in effect at the time of £mal plat approval
must be paid prior to the City's release of the final plat for recording. The residential lot to be
retained by the City is exempt from this fee.

The K~'fnsey City Council will be meeting at 7:00 PM on Tuesday, April 25, 2006, at the Ramsey
Fire Station located at 15050 Armstrong Boulevard, to consider your request for revised final plat
and final site plan approval. It is important that you, or your representative, be present to answer
any questions that may arise.

Respectfully,

CITY OF RAMSEY

Sylvia Frolik ~
Asst.
