Work closely with city staff and cities consultants to develop a plan which creates a <br />cinema project of similar style and size as included in this Proposal; and <br /> <br />Obtain all entitlements, Preliminary and Final Plat approvals, clearances, governmental <br />approvals and permits required for development and construction of the Project and <br />satisfy all conditions of approvals granted; and <br /> <br />7.2 Scope of Services - Post-Development Agreement and Purchase and Sale Agreements <br />Once the Development Agreement and Purchase and Sale or Lease Agreements are executed and <br />approved, the Selected Developer for the Project'shall: ~ · <br /> <br /> 1. Coordinate Project management, consulting, planning~ architectural, engineering, <br /> environmental, financial, construction management, marketing/sales and any other <br /> administration or coordination services which are. customarily furnished and reasonably <br /> necessary to carry out the Project in accordance with the Development Agreement, <br /> Purchase and Sale Agreement; and <br /> <br /> 2. Select, negotiate and enter into contracts and agreements with one or more contractors <br /> and/or consultants (and other developers, if serving as a master developer), in accordance <br /> with applicable legal requirements of the Development Agreement, for the provision of <br /> any or all of the services required to complete the Project;, and <br /> <br /> 3. Obtain land and/or construction financing and permanent financing as needed for the <br /> -Project and provide a feasible method for the repayment of all loans and advances; and <br /> <br /> 4. Pay ail fees as necessary tO the City and any other governing authority as required in the <br /> Development Agreement. <br /> <br />8. Proposal Requirements <br /> <br />Developers should use the format and organization prescribed below when providing the <br />information requested in this RFP. Lengthy narratives containing extraneous informatxon are <br />discouraged. Information should be accurate for the Development Team, including all proposed <br />team members and consultants). Developers are advised to pay particular attention to the use of <br />the word "shall" in this RFP. Use of the word "shall" indicates required information that must be <br />submitted in order for the Proposal to be considered for the Project. <br /> <br />Proposals submitted to the City pursuant to this RFP shall be delivered to the City on or before <br />5:00 PM Central Standard Time on XXX, X, 2006. Proposals electronically transferred, <br />including but not limited to email or sent by facsimile, will not be accepted. Proposals sent via <br />US Mail should be certified mail, return receipt requested. Developers are responsible to ensure <br />affective delivery; late Proposals shall not be considered.
