Absent: Chairperson Nixt. <br /> <br />Commission Input <br /> <br />Vice Chairperson Johnson noted that another issue for the City Council to consider as they deal <br />with the two and a half-acre lot issue is the Gun Club property. He stated that he has always <br />wanted to build out fi.om Town Center, and if the City is going to provide density they have to <br />tell property owners further out that they will have to go to 1:10 or 1:20 until sewer and water <br />arrives. <br /> <br />Case #6: <br /> <br />Request for Sketch Plan Review of GADS Prairie; Case of Aaron Stritesky <br />Construction <br /> <br />-40- <br /> <br />Presentation <br /> <br />Community Development Director Tmdgeon advised that Aaron Stritesky submitted a sketch <br />plan to develop 11 unattached townhome units on the property located to the west of Nowthen <br />Boulevard and north of Iodine Street NW. He indicated that the subject property is <br />approximately 2.3 acres in size and is zoned R-2 Medium Density Residential which allows up to <br />7 units per acre. He stated that the sketch plan proposes 11 units, which equates to a density of <br />approximately 4.7 units per acre. <br /> <br />Community Development Director Trudgeon stated that City Code requires all townhome <br />developments to be served by at least one main public road. He indicated that the sketch plan <br />has b~'en designed to be served solelj by a private street. He indicated that it is noted that the <br />depth of the property presents a hardship with respect to providing a full 60 foot public right-of- <br />way. He stated that an alternative that might be explored is designing the plat with a public <br />service road, which requires a 45-foot wide public right-of-way. He indicated that this service <br />road would have to be constructed to the north property line of the property to facilitate eventual <br />connection at 146th Avenue NW, as development occurs to the north. He stated that Staffwould <br />encourage the developer to talk to the two other property owners and make the connection now. <br /> <br />Community Development Director Trudgeon advised that it is apparent that even with a private <br />road width of 30 feet, the plat as proposed cannot comply with the established 'setbacks. He <br />stated that designing the plat with a full width public road or service road will intensify the <br />deficiency in setback distances unless the number of units is reduced. He indicated that the depth <br />of the property is a challenge and a combination of reduction in un/ts and a variance may be <br />required. <br /> <br />Gary Stritesky, 5900 151s', stated that he did not know if they would need a PUD or a couple of <br />variances. <br /> <br />Dean Urvig, 7829 Elm Grove Lane, New Hope indicated that they would go with a PUD or <br />variances, whichever works. <br /> <br />Planning Commission/March 2, 2006 <br /> Page 26 of 31 <br /> <br /> <br />
