I
 Hakanson SECTION 2
In Anderson PROJECT UNDERSTANDING
Drainage Review
In general, the existing drainage patterns will be maintained. Any drainage concerns within the project limits will be
investigated and/or analyzed to determine if there is a solution that can be easily implemented with the project.
Analysis of Driveways and Street Profile
Sufficient amount of topographic survey work must be completed to determine the proposed finished grade profile.
Specifically, areas in which the adjacent driveways have flat slopes or driveways with a special condition must be
identified to ensure that impacts will not occur.
In certain areas, it is anticipated that the design will include the salvaging of the reclaimed aggregate and sub -cutting of
the subgrade such that the existing street profile can be matched and driveways preserved. Driveways must be analyzed
on an individual basis to analyze the drainage. In some areas, this work is anticipated to be a construction cost savings
(in areas where several driveways may be negatively impacted from raising the road).
We will also closely analyze "special driveways", which are driveways that are constructed with stamped and/or colored
concrete and may not easily be matched.
redestrian Curb Ramps
In project areas in which pedestrian curb ramps will be impacted, additional topographic survey and detailed design will
be performed such that ADA compliant curb ramps may be constructed and/or reconstructed. Specifically, the slope of
the ramp and the landing will be determined and critical elevations will be determined at specific locations.
Landsca
V
ing
Areas with in -place landscaping within the project limits will be identified in the topographic survey such that a strategy
can be developed early in the design process with City staff and/or council. This will allow certain messages to be
communicated to affected property owners at the public improvements hearings such that advance notice is provided
for items that must be removed from the City right-of-way. Whenever possible, landscaping and other similar items
installed by the homeowner's will be preserved.
Curb and Glitter
All areas of concrete curb and gutters will be surveyed and field reviewed by qualified staff to determine the extents of
the proposed curb replacements. During detailed design, this field reconnaissance will allow for the replacement to be
clearly depicted on the construction plans and reflected in the Contractor's bid.
Bituminous Cur'
Areas with existing bituminous curbs will be analyzed. Drainage patterns will be reviewed and our team will work with
City staff to determine if they will be proposed to be replaced in -kind or with concrete curb and gutter. Often times,
bituminous curb can be replaced with a smaller concrete curb and gutter for approximately the same cost.
PROJECT UNDERSTANDING 4
