The PUD ordinance stipulates that developments processed as a POT) should provide either <br />20"/o public open space (only 50% credit is allowed for wetlands) or 50% private open space (which includes <br />yard space, street boulevards, and other private common areas). Under the private open space requirement, <br />the proposed development would need to provide a min[mtim of 5 acres of private open space. It would <br />seem appropriate to only credit 50% for the wetlands when Calculatiflg private open space area. The <br />preliminary plat is providing a total of 5.91 acres of open space, which equates to 59%. <br /> <br />Access and Streets. The development is proposing access fi'om Potassium Street. P,~assium Street is <br />unimproved. Cons :ruction is proposed as part of this project and the adjacent proposed Shade Tree Cottages <br />development. <br /> <br />This development is providing one public cul-de-sac street through the development (157th Ave.). The <br />public street is 1,005 feet in length. City Code restricts cul-de-sacs to 600 feet in length. The development is <br />being processed as a PUD and deviations are permitted. The options for reducing the length of the cul-de-sac <br />are limited a.~ futnre street connections were not provided when the development to the north was platted <br />and tnuch of the sonthern boundary of this property, is covered by wetlands. As part of the preliminary plat <br />approval, the City Council directed staff to begin contacting property, owners to the north about securing a <br />right of fi::~t refusal on their proper.W to allow for a future street connection.
