The <br />development agreement for the plat requires that blacktopping of streets occur <br />upon 50% of the lots being developed and that construction of the remaining <br />streets in the plat be completed (142nd Avenue and Limonite) prior to issuance <br />of a building permit. <br /> <br />That the Applicant's site plan indicates that there will be drives, parking, <br />loading docks and maneuvering areas constructed. City code requires these <br />areas to be hard surfaced. <br /> <br />That the Applicant's site plan states that no curbing is I~lanned for parking and <br />drives which does not conform with City Code. <br /> <br />That a Hazardous Waste Generator license will be required to permit the <br />disassembly operation and that the Applicant will be required to submit <br />information to Anoka County pertaining to the components, volumes and <br />management of each waste product prior to licensing. <br /> <br />That Anoka County has not yet received application information for a hazardous <br />waste generator license and has not yet made a ruling whether the aluminum <br />processing operation constitutes a solid waste facility under the County's <br />ordinance, <br /> <br />The Applicant states that oil from the transmission and engine disassembly <br />operations will be hauled by an authorized waste oil recycler. <br /> <br />That the Applicant has stated that a sign would be installed identifying the <br />business. <br /> <br />That the hours of operation for receiving metals are anticipated by the <br />Applicant to be 7:00 a.m. to 6:00 p.m., Monday through Saturday with melt <br />operations occurring 24 hours per day as needs dictate. <br /> <br />That the Applicant has stated that six employees will work at the site during <br />a maximum shift. <br /> <br />That the use as proposed is defined as manufacturing with respect to City <br />Code. <br /> <br />That the Applicant has stated that approximately 40 cars and six trucks per day <br />are anticipated when the facility is fully operational. <br /> <br /> <br />
