The Anoka County Highway Department is currently reviewing the request for <br />access, as proposed by the plat. Any approvals will be contingent upon addressing the access and <br />traffic concerns from Anoka County. <br /> <br />Proposed Helium Street is platted as a public street, with a serVice road right-of-way to 45 feet <br />instead of the standard 60 feet. However, the paved surface will remain a standard 24 feet. This is <br />generally acceptable to City Staff because of the proximity to County right-of-way and the lack <br />of necessity to construct a sidewalk. However, a trail will be required to .be located along <br />Nowthen Boulevard. <br /> <br />An easement for a temporary cul-de-sac is indicated, as required by City Staff. <br /> <br />Helium Street must be constructed with curb and gutter, to urban street standards outlined in City <br />Code. <br /> <br />Sidewalks: All urban developments are required to construdt sidewalk on one side of public <br />streets. However, due to the proximity of Helium Street to ~he proposed trail along Nowthen <br />Boulevard, the City is not requiring sidewalk construction on Helium Street. <br /> <br />13 <br /> <br /> <br />
