Administrator Frolik stated that if further development occurs, a city street would be required <br />and the road alignment would be finalized. Commissioner Dempsey questioned if the curves in <br />the road are removed, would it affect the placement of the lot from the front of the street. Zoning <br />Administrator Frolik stated that based on the placement of the curve she doesn't think it will <br />cause any problems. <br /> <br />Commissioner Nixt questioned if it would cause any legal problems for Mr. Danner if the <br />easement doesn't run with the land. Zoning Administrator Frolik suggested Mr. Danner make <br />sure the easement is transferable with the property <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Johnson, Kociscak, <br />Dempsey, and Nixt. Voting No: None. Absent: Commissioners Jensen and Wivoda. <br /> <br />Case #5: Request for Review of Site Improvement Plan; Case of G.B. Properties <br /> <br />Zoning Administrator Frolik stated that Duke and Dana Grosslein of G-B Properties own the <br />building at 6228 Highway #10 Northwest. The building was most recently leased to Lano <br />Equipment and Lano relocated to a site further east on Highway #10. The Grosslein's are <br />proposing some site improvements before leasing the property again. In accordance with City <br />Code, they have submitted their pavement plans to the City for review. <br /> <br />Zoning Administrator Frolik explained that City Code requires 20 feet of green space adjacent to <br />all public roads. When necessary, the City has allowed road right-of-way to be used to meet the <br />20 foot green space requirement. City Code also requires that the perimeter of paved areas be <br />finished with B-612 continuous concrete curbing. At the point of installation of new pavement <br />or overlaying of existing pavement, it is an appropriate time for properties to come into <br />compliance with the green space and curbing requirements. <br /> <br />Zoning Administrator Frolik explained that the Grosslein's are proposing to pave the rear lot and <br />overlay the front lot at 6228 Highway #10 Northwest. They are not proposing to install any <br />curbing. The existing fence around the rear lot is in disrepair and the Grosslein's are proposing <br />to replace the chain link fence and insert vinyl privacy slats for screening purposes. They are <br />also proposing to replace the landscape rock in the boulevard areas parallel with Tungsten and <br />Riverdale streets. This rock area is proposed to accept runoff. <br /> <br />Zoning Administrator Frolik explained that in accordance with City Code requirements, Staff is <br />recommending that the site improvement project proposed by the Grossleins include the <br />installation of B-612 continuos concrete curb around the perimeter of all new and repaired <br />pavement. Although it may be partially highway right-of-way, there is a sufficient amount of <br />green space adjacent to Highway #10. However, the existing rock adjacent to Tungsten and <br />Riverdale should be replaced with turf and Staff supports use of road right-of-way to meet the 20 <br />foot width requirement here also. <br /> <br />Planning Commission/May 4, 1999 <br /> Page 8 of 11 <br /> <br /> <br />
