Mr. Scheib noted that the City can write zoning ordinances <br />that require minimums for commercial and residential uses in mixed use areas; the <br />comprehensive plan can also state the intent for a mixture of commercial and residential uses, not <br />one or the other. Commissioner Nixt stated that the intent of the plan is to break up some of the <br />commercial areas with other uses and the mixed use designation can accomplish that. <br /> <br />Motion carried. Absent: Commissioner <br />Jensen. <br /> <br />Ms. Sherman stated that the next land area to be discussed is west of Ramsey Blvd., north of <br />Hwy. #10 and the railroad tracks. The property is currently zoned industrial and the land use <br />designation is proposed to change to mixed use. <br /> <br />Commissioner Nixt noted that the Commission just took action to change the land use south of <br />Hwy. # 10 to mixed use and he is not in favor of another large mixed use area on the north side of <br />#10 also. Mr. Nixt also noted that the area is almost equal in size to that area just changed to <br />mixed use on the south side of # 10; a conversion of the area north of #10 to places to work is a <br />good trade-off for the action taken on the area south of #10. Commissioner Johnson noted that <br />the Commission knows more now than they did when the mixed use designation was assigned. <br />He continued that the City is looking to acquire this property for the Vocational Technical <br />College; the City could designate the land use as quasi-public. Ms. Sherman stated concern for <br />losing the opportunity to provide services to the college like housing under a quasi public land <br />use designation. It was determined that the land use designation of this area would be discussed <br />again at a future meeting. <br /> <br />Ms. Sherman stated that the final land area to be discussed is owned by Mr. Kurak and is located <br />east of Sunfish Lake.
