Zoning Administrator Frolik noted that the site plan submitted and an on-site inspection revealed <br />that declines in topography, mature tree growth, and vehicular access to septic system prohibit <br />construction of a garage in the side or rear yard. In Staff's opinion, the mature tree growth in the <br />area and the alignment of the neighboring home to the north will minimize any adverse impact to <br />the neighbors view of the street scape by the construction of the proposed garage. The attached <br />garage is 520 square feet; an existing storage shed is 150 square feet; the proposed garage is 864 <br />square feet, for a total of 1,534 square feet. The total amount of garage space allowed on the <br />property is 2,064 square feet. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Jensen, to adopt Resolution <br />#99-09-167A adopting Findings of Fact #0503 relating to Warren Harrington's request for a <br />variance. <br /> <br />Motion Carried. Voting No: None. <br /> <br />Case #2: <br /> <br />Request for a Variance to Rear Yard Setback Requirements; Case of Zitco, <br />Inc. <br /> <br />Chairperson Anderson closed the regular portion of the Board of Adjustment meeting at 7:10 <br />p.m. in order to conduct the public hearing. <br /> <br />Public Hearin~ <br /> <br />Chairperson Anderson called the public heating to order at 7:10 p.m. <br /> <br />Presentation <br /> <br />Zoning Administrator Frolik stated that Lowell Zitzloff of Zitco, Inc. has submitted a request for <br />variance to the rear yard setback requirements at 6111 Highway #10 Northwest. Mr. Zitzloff is <br />proposing to construct a multi-tenant retail building with some self-service mini-storage units on <br />Highway #10. There is also an accessory building that will provide additional mini-storage <br />units. The accessory building meets all setback requirements and the main building meets all <br />setback requirements except in the rear yard.
