1 1. Stairways and lifts must not exceed four feet in width on residential lots. Wider <br /> 2 stairways may be used for commercial properties and residential facilities held in <br /> 3 common, if approved by conditional use permit; <br /> 4 2. Landings for stairways and lifts on residential lots must not exceed 32 square feet <br /> 5 in area. Landings larger than 32 square feet area allowed for commercial <br /> 6 properties and residential facilities held in common, if approved by conditional <br /> 7 use permit; <br /> 8 3. Canopies or roofs are prohibited on stairways, lifts, or landings; <br /> 9 4. Stairways, lifts, and landings must be located in the least visible portion of the lot <br /> 10 whenever practical; and <br /> 11 5. Ramps,lifts, mobility paths,or other facilities for persons with physical disabilities <br /> 12 are allowed for achieving access to shore areas according to section 7.43 A—D, <br /> 13 and as provided under section 117-148(c)(9) (accommodating disabilities). <br /> 14 d. One water-oriented accessory structure is allowed for each riparian lot or parcel less <br /> 15 than 300 feet in width at the ordinary high water level, with one additional water- <br /> 16 oriented accessory structure allowed for each additional 300 feet of shoreline on the <br /> 17 same lot or parcel. Water-oriented accessory structures are prohibited in the bluff <br /> 18 impact zone and must: <br /> 19 1. Not exceed 12 feet in height; <br /> 20 2. Not exceed 120 square feet in area; and <br /> 21 3. Be placed a minimum of ten feet from the ordinary high water level. <br /> 22 (5) Decks and patios in setback areas. Decks and at-grade patios may encroach into the required <br /> 23 setbacks from the ordinary high water level and blufflines without a variance,when consistent <br /> 24 with sections 117-148(i) (vegetation management) and 117-148(j) (land alteration standards <br /> 25 and stormwater management), provided that: <br /> 26 a. The encroachment of the deck or patio into the required setback area does not exceed <br /> 27 15 percent of the required structure setback; <br /> 28 b. The area of the deck or patio that extends into the required setback area occupies no <br /> 29 more than 25 percent of the total area between the required setback and the 15 <br /> 30 percent using the formula: [Required setback depth (feet) x 0.15 x lot width at setback <br /> 31 (feet) x 0.25 = maximum total area.] <br /> 32 C. The deck or patio does not extend into the bluff impact zone. See Figure 7. <br /> Figure 7.
