Motion by Councilmember Haas Steffen and seconded by Councilmember Anderson to <br />put the language in V18 from V15 (the exceptions to this role sentence) right after <br />municipal sewer and water. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Anderson, <br />Hendriksen and Zimmerman. Voting No: None. <br /> <br />Ms. Sherman noted a request to discuss land use at 153rd and T.H. #47 and plans for the <br />Katnis property. When the plan was presented to the Planning Commission, it showed <br />153''d and//47 under the proposed land use plan and the southwest comer showed as high <br />density residential. They made a change to mixed use. The map was modified. That <br />change was made at the February meeting. Also the Planning Commission, at the last <br />meeting, added language under the P.U.D. section. It was recommended in the final plat <br />that P.U.D. section add language that will allow commercial with high density residential. <br />The request came from the Katnis property. They do not want to lose the ability for <br />mixed development. The intent was that if they received a plan with some commercial <br />development, that may be okay with the neighborhood - they felt it could be dealt with <br />under the P.U.D. <br /> <br />Leo Anderson, Chair of the Planning Commission was present and was invited to sit at <br />the table with Council. <br /> <br />Councilmember Hendriksen stated that if we change that to mixed use, aren't we opening <br />ourselves up for difficulty in denying something that's a permitted use. <br /> <br />Mayor Gamec inquired what type of activity is the Planning Commission looking at. <br /> <br />Mr. Anderson replied convenience store, gas station, etc. That might be a little more than <br />what the Planning Commission had in mind. It went along the lines of something <br />intended for the immediate area. <br /> <br />Councilmember Hendriksen asked about mixed use. <br /> <br />Ms. Sherman stated there are two issues. The first issue is mixed use at 153rd and #47. <br />The Katnis piece is still designated high density. The Commission recommended <br />language added so that there be a discussion - one at a time. <br /> <br />Councilmember Haas Steffen stated that one of the things the Commissioner of <br />Transportation asked of us was would we consider redesigning commercial/industrial on <br />T.H. #47. This puts a great deal of strain in that area. The comer of 153/#47 is mixed <br />uses and housing is already in there. It's a large amount of red and that's places to shop. <br />It will generate a lot of in and out traffic. <br /> <br />Ms. Sherman stated that this lays out the general land use. The next step is development <br />of a zoning ordinance that will go along with this plan. Mixed use in one area will have <br />different use designation in a different area.
