Mayor Gamec stated he was concerned about the word mixed and wondered if there was <br />another word that could be used. <br /> <br />Mr. Anderson stated it was his understanding that there was a desire of the Department of <br />Transportation to limit commercial/industrial development in that area. <br /> <br />Councilmember Hendriksen stated that if you put commercial on 153rd, a large portion of <br />the traffic generated will be east/west versus north/south. He felt that the reason that was <br />changed from places to shop was because of the ACCAP proposal. <br /> <br />Mr. Anderson stated that is probably correct. He felt it's a lesser use than all red (places <br />to shop). <br /> <br />Councilmember Haas Steffen stated she asked for discussion. She heard you can take <br />care of it with zoning and ordinances. <br /> <br />Councilmember Anderson asked if it is for sure that the systems in that area cannot be <br />restored without City sewer. <br /> <br />Mayor Gamec stated if there is a problem there, it's too far to run the system. <br /> <br />Councilmember Haas Steffen stated she is not interested in limiting either way. The <br />ordinance can take care of that. Some businesses do not require a heavy load on a septic. <br />Why can't we look at that on a case by case basis. She felt that area is sensitive. <br /> <br />Councilmember Hendriksen stated that we all agree that businesses that can locate at <br />167th and #47 are limited because of lack of sewer. That's the rationale for retaining as <br />much commercial at 153''d as possible. He stated he is for preserving as much space in <br />connection with 153rd/T.H. #47 for places to shop/commercial type activities as possible. <br /> <br />Motion by Councilmember Hendriksen and seconded by Councilmember Zimmerman to <br />make that area "red". <br /> <br />Further discussion: It was stated that if it's red, we have had a tendency to down zone if <br />we have it zoned places to shop maybe we can get some use. If we all agree on that, then <br />we will have a better chance to rezone. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Hendriksen and <br />Zimmerman. Voting No: Councilmembers Anderson and Councilmember Haas Steffen. <br />(Councilmember Anderson stated that she would like to see the area stay the same <br />because we could control it with an ordinance. Councilmember Haas Steffen voted no <br />for the same reason.) <br /> <br />It was stated that the Katnis property is designed for high density residential.
