15153 Now*hen Boulevard NW Ramsey, IVlN 55303 <br /> <br /> City HalI: (763) 427-1410 Pax: (763) 427-5543 <br /> www.ci.ramsey.mn.us <br /> <br />Memo <br /> <br />To: James Lundberg <br /> <br />From: Leonard Linton <br /> <br />CC: File <br />Date: June 9, 2006 <br />Re: Shade Tree Cottages Final Plat <br /> <br />We have reviewed the Shade Tree Cottages Grading, Sanitary Sewer, Watermain, Street and <br />Storm Sewer Construction Plans dated May 19, 2006, and offer the following comments: <br /> <br />Permits are required fi`om the Minnesota Pollution Control Agency Stormwater Program and <br />the Lower Rum River Water Management Orgarfization (LRRWMO). The latter perm/t will <br />address the wetland impacts on the property. A full sequencing application for the wetland <br />impacts on this project must be subm/tted to the LRRWMO. <br /> <br />The Radium Street connection must be constructed and a temporary gravel surface installed <br />prior to commencing construction on Potassium Street. Access must be maintained to the <br />existing residences during construction. The developer and contractor must work with the <br />residents to formulate a workable access plan~ <br /> <br />Potassium Street was approved for 24 fl to minimize impact to the existing properties. The <br />Street must transition to 32 ft wide near station 4+00. The details show surmountable curb on <br />Pot~.ssium Street; this must be changed to B618. The pavement section on all detail must be <br />changed to 4" Class 5, 2" Bituminous Base and 1 1,/2" Bituminous Base. <br /> <br />Sheet 2, 3 <br /> <br />All retaining wails over 4 feet high must be designed by an engineer and plans <br />must be submitted to the city for approval. Railings must be provided on all walls <br />over 4 feet h/gh. <br />The slope on all paths must not exceed 5.0%. <br />Silt fence must be shown on the grading plans. <br />Path construction adjacent to wetlands must not impact the wetlands. <br />A table must be provided listing lot, block, type of house, garage elev., minimum <br />floor elev., lowest opening elev., main floor elev., street center line elev., <br />driveway slope, f~ont yard slope, back yard slope and controlling 100 year <br />elevatiom <br /> <br />-263- <br /> <br /> <br />
