CASE <br /> <br /> Public Hearing <br />REQUEST TO REZONE PROPERTY FROM R-1 SINGLE FAMILY RESIDENTIAL <br />TO PLANNED UNIT DEVELOPMENT; <br /> CASE OF MN SKYLINE PARTNERS, LLC <br /> By: Breanne Dairies, Associate Planner <br /> <br />Background: <br /> <br />MN Skyline Partners, LLC has applied for a rezoning from R-1 Single-Family Residential to <br />Planned-Unit-Development for the property generally located on the southwest comer of Alpine <br />Drive and County Road 5 (Nowthen Boulevard). The purpose of th/s request is to provide a mix <br />of housing types and styles not currently permitted in any one zgning district. This application is <br />being processed in conjunction with a proposed plat and a comprehensive plan amendment to <br />guide the property from low-density residential to medium-density residential. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />b) Preliminary Plat <br />c) Proposed Findings of Fact <br />d) Proposed Ordinance <br /> <br />Notification: <br /> <br />City Code requires property owners within 700 feet to be notified of the proposed rezoning. <br /> <br />Observations: <br /> <br />The applicants are proposing to develop 17 detached town_homes (bungalows) and 42 attached <br />townhomes. Because of the mix of these two types of units, a plarmedmnit-development is <br />required. However, no deviations from existing R-2 standards are proposed. The proposed lots <br />conform to all setbacks and building separations. The sole deviation proposed is the type of <br />housing unit. Staff is bringing forward proposed revisions to the R-2 standards to allow for <br />detached townhomes, (villas, cottage homes, bungalows) within the R-2 zoning district. If these <br />changes are adopted, projects proposed to utilize detached townhomes will no longer need to be <br />zoned PUD, but would to be zoned R-2 Medium Density Residential. Until these changes are <br />adopted, proposed developments utilizing the detached townhome product will need a rezoning <br />to planned-unit-development. <br /> <br />103 <br /> <br /> <br />
