PROPOSED FINDINGS OF FACT <br />CONDITIONAL USE PERMIT <br />MR. JEFF ERIKSON <br />1. That Mr. Jeff Erikson, hereinafter referred to as "Applicant" has <br />properly applied for a conditional use permit to construct and operate <br />an office and warehouse for an electrical contracting business at his <br />home at 15270 St. Francis Blvd. N.W. <br />2. That the Applicant appeared before the Ramsey Planning and Zoning <br />Commission for a public hearing pursuant to Sections 170.013D of the <br />Ramsey City Code on March 1, 1988 and that said public hearing was <br />properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br />3. That the subject property is legally described as follows: <br />That part of the Northwest Quarter of the Southwest Quarter <br />of Section 24, Township 32, Range 25, Anoka County, <br />Minnesota described as follows: Beginning at the Northwest <br />corner of said Northwest Quarter of the Southwest Quarter, <br />then East on the North line thereof for a distance of 870 <br />feet to the Westerly line of public road now known as State <br />Highway X47, then South 25 degrees East along the said <br />Westerly line of said public road for a distance of 165.50 <br />feet, then West and parallel with the said North line of the <br />Northwest Quarter of the Southwest Quarter for a distance of <br />939.9 feet to the West line of said Northwest Quarter of the <br />Southwest Quarter, then North for a distance of 150 feet to <br />the place of beginning, subject to easement of Rural <br />Cooperative Power Association dated April 12, 1967. <br />4. That the subject property is located in the B-1 Business District and <br />is approximately three (3) acres in size. <br />5. That the current principal use of the subject property is residential <br />(duplex). <br />6. That the City Attorney has determined that as the principal use is <br />residential, the subject property is subject to requirements for a <br />Residential district. <br />7. That the Applicant is proposing to construct and operate an office and <br />warehouse facility on the site of a residential use. <br />8. That Section 170.01 of the City Code does not permit office and <br />warehouse uses with single family residential uses. <br />9 That the adjacent properties are also zoned B -1 Business and are <br />vacant. <br />10. That the proposed use will increase traffic to and from the subject <br />property. <br />11. That the proposed use will not be unduly dangerous to persons residing <br />or working in the vicinity of the proposed use. <br />
