<br />Signage: All proposed signage will require a permanent sign permit. The application for <br />this permit can be found online at www.ci.ramsev.mn.us.Asign permit will need to be <br />approved separate from site plan approval. <br /> <br />Waste Storage: All trash receptacles are required to be fully enclosed. Your plan <br />indicates the location of receptacle to be located on the north side of the building. <br /> <br />Off-Street Parking - Spaces Required: Parking in the Town Center District is intended <br />to be shared to the greatest extent possible. The standard for parking in Town Center is 3 <br />parking spaces per 1,000 square feet of space, resulting in a total of 46 parking spaces <br />required for the site. The proposed plan indicates the construction of 58 stalls. The City <br />-only permits an increase of the required parking of 25%, resulting in a maximum <br />requirement of 57 spaces. It is strongly encouraged to provide only the minimum number <br />of spots to facilitate shared parking practices. <br /> <br />Traffic Generation: As part of the Town Center AUAR, a detailed traffic analysis was <br />completed that anticipated the type and size of development shown on the plat. The <br />proposed development is consistent with the traffic modeling system used as part of the <br />AUAR analysis. Regional road improvements to facilitate the whole Ramsey Town <br />Center development have been agreed upon and have already begun construction. This <br />proposed development does not generate more traffic than was anticipated. <br /> <br />On-site Traffic Circulation: Please submit an internal traffic ciculation plan for the <br />entire site to ensure the proposed bank access will be compatible with the entire <br />development. <br /> <br />Access: The site plan proposes access from Sunwood Drive by means of a temporary <br />driveway and from West Ramsey Parkway. West Ramsey Parkway has not been <br />constructed and is not currently scheduled for completion. West Ramsey Parkway must <br />be constructed as part of this site plan in order to provide a permanent access to the site. <br />The temporary driveway will need to be removed when future phases are developed on <br />Outlot A. <br /> <br />Drainage and Grading: The grading plan includes a requirement for installation of a <br />rock construction entrance; they are not effective in Ramsey soils. All references to rock <br />construction entrances must be replaced with the following requirement: "All adjacent <br />streets must be swept daily during active construction and as directed by the City." The <br />contours at the perimeter of the site must be tied into the existing contours and into the <br />proposed driveway along the east line of the lot. The contours at the southeast drive are <br />not depicted correctly and must be revised. <br /> <br />Utilities and Stormwater Management: The plan shows connection of a storm sewer- <br />to a stub from West Ramsey Parkway. The proposed storm sewer in West Ramsey <br />Parkway is designed to connect to a regional treatment pond east of the site. The pond <br />will be connected to the regional storm sewer system which will ultimately outlet to the <br /> <br />32 <br />
