<br />Mississippi River. The storm sewer in West Ramsey Parkway, the nearest pond and <br />outlet have not been constructed. A temporary treatment pond sized for the discharge <br />from this portion of the site will be required.. The pond can be removed when the <br />regional improvements are constructed. The pond must provide rate control for the 1 and <br />100 year storm ,events. If the existing grades will not support and outlet then the pond <br />must be sized to hold back to back 100 year storm events without discharge. The 6" DIP <br />pipe must be class 53. <br /> <br />Please submit a revised grading and drainage plan that shows the construction of a <br />temporary pond. <br /> <br />Landscaping Plan: <br />The following comments are offered regarding the landscaping plan dated July 11,2006: <br /> <br />. . <br />. Additional landscaping, in the form of trees, shrubs, perennial. grasses, berming, <br />and fencing will be required along both Armstrong Blvd and West Ram.3.ey Pkwy <br />as specified below: -.;;.. <br />o A minimum of at least six (6) trees need to be added along Armstrong Blvd. <br />Trees installed in this area must have at least a moderate tolerance to deicing <br />salts. Suggestions include Ohio Buckeye' Autumn Splendor', Hackberry, and <br />American Elm 'Discovery'. Trees should not exceed a spacing of thirty-five <br />(35) feet on center. <br />o Additional shrub species, as well as small clusters of perennial grasses, should <br />be interspersed with the Glossy Black Chokeberry plants along Armstrong <br />Blvd and be added along West Ramsey Pkwy. Shrub suggestions include <br />Dwarf Bush-Honeysuckle, RoundleafServiceberry, and Jackmann Potentilla. <br />o Berms should be integrated into the areas along both Armstrong Blvd and <br />West Ramsey Pkwy to better defme the pedestrian corridor. <br />o The decorative fencing along Armstrong Blvd should be unbroken (with the <br />exception of where the east-west sidewalk connects to the trail) and be <br />continued along West Ramsey Pkwy as well. Please provide pictures of <br />proposed fencing for Staff review. <br />o Wood chip mulch should be used in place of rock mulch. Landscape block or <br />equivalent should be used to prevent mulch from spilling out onto the trail. <br />. Trees installed for parking lot landscaping requirements must have a minimum <br />planting area of 162 square feet. The two green islands in the southwest comer of <br />the site must be expanded to meet the minimum planting area requirement and the <br />size, in square feet, must be noted on the plan for verification. <br />. Underground irrigation is required for all landscaped areas and must be noted on <br />the plan. <br />. Shrubs shall be at least twenty-four (24) inches in height or width, dependent <br />upon a species' growth characteristics. The Hydrangea, Juniper, and Yew shrub <br />sizes must be increased. <br />. Planting depth shall be such that the root flare is at grade level. <br /> <br />Please submit a revised plan to address these concerns. <br /> <br />33 <br />
