<br />.. . <br /> <br />74 <br /> <br />9.20 C Zoning Districts <br /> <br />9.20.01 District and Dcvclepmcnt ,'1rea Boundaries. District and development <br />arecr-boundaries shown within the lines of roads, streams, and transportation rights-of.;. <br />way shall be deemed to follow the centerlines. The vacation of roads shall not affect the <br />location of such district or development area boundaries. When the Zoning <br />Administrator cannot definitely determine the location of a district or development area. <br />boundary by such centerlines, by the scale or dimensjons stated on the zoning map, or by <br />the fact that it clearly coincides with a property line, they shall refuse action, and the <br />Board of Adjustment, upon appeal, shall interpret the location of the district or <br />development area boundary with reference to the scale of the zoning map and the <br />purposes set forth. in all relevant provisions of this City Code. When a district or <br />development area boundary line divides a lot of record into two (2) or more districts or <br />into both development areas, any portion of the lot within fifty (50) feet of such division <br />may be used for any use of either district or development area as approved by the Board <br />of Adjustment. The Metropolitan Urban Service Area (MUSA) boundary line-;.J!owever, <br />defines the limits of sewered area. Any area outside of the MUSA boundary shall not be <br />served with sewer. <br /> <br />9.20.02 Deyelopmcnt Arcas. In addition to being divided illto zoning districts, <br />the City is also divided into t\\"o development areas shO',;;"l1 by the boundaries on the <br />Zoning ~/!ap. These development areas are: <br /> <br />a. 2000 Metropolitan Urban Service ,^.rea: This area includes that <br />portion of the City which may receive mlmicipal utilities before <br />;WOO <br /> <br />b. Rural Service l\.tea: This area includes that portion of the City <br />which will not be considered for m:.ll1icipa.l utilities until a.fter 2000. <br /> <br />Tho Rural Service ,\.rea is further subdi';ided into three districts. <br />The are UrbunReserve !...rea, the Rural Transition l\..rea. and the <br />Rural Service ~\.rea. <br /> <br />9.20.039~20.02 Districts. For the purpose of this Chapter, the City is divided in <br />the following zoning districts. <br /> <br />Subdivision 1. R-l Residential (MUSA). The intent 0[thi8 district is to tlccommodate <br />single family dwelling units on suitable land within the Metropolitan Urban Service Area <br />at a maximum net density of 3 units per acre or 4 units per acre through the use of a <br />Planned Unit Development (PUD). <br /> <br />Subd.2. R-l Residential (Rural Developing). The intent of this district is to, <br />accomrnodate single family dwelling units outside of the Metropolitan Urban Service <br />Area at a maximum gross density of 1 unit per 2.5 acres. <br />
