I <br /> <br />. - <br /> <br />Site Plan Review: Ramsey Schwinn <br />October 2, 1997 <br />Page 2 of3 <br /> <br />Setbacks: The proposed structure is subject to a 35 foot front, 10 foot side and 35 foot rear yard <br />setbacks. It appears that the proposed location of the structure is 10 feet shy of the 35 foot rear <br />yard setback requirement. Ifno adjustment is feasible, a variance will be necessary. <br /> <br />Amount of Off-Street Parking: City Code requires one customer parking space for every 200 <br />square feet of retail space. It is Staffs understanding that there will be 2,500 square feet of retail <br />space in this building. Therefore, 13 off-street parking spaces are required and 16 are proposed. <br /> <br />Design of Off-Street Parking, Driveways, Maneuvering and Loading Areas: While it is <br />understood that all traveled portions of the site must be paved and finished with B-612 concrete <br />curbing, the site plan should be modified to clearly reflect these improvements. <br /> <br />Grading and Drainage: Only a very rudimentary drainage plan has been submitted which <br />shows the entire site draining overland from south to north. This plan is consistent with the <br />overall plan for the area which calls for a sedimentation pond on Lot 1 to the north of this <br />property. The exact location of this pond has not been established. It should be noted that there <br />is some potential to locate a portion of that pond on the northwest comer of the subject property. <br /> <br />It should also be noted that the site is very flat and grades flatter than 1 % will likely result in <br />pavement puddle after precipitation events which will contribute to accelerated deterioration of <br />the pavement. The use of storm pipe may allow greater pavement slope. <br /> <br />Architectural Standards: Building elevations are included on the site plan sheet and indicate <br />that the building will be faced with brick. This is in compliance with City Code. <br /> <br />Landscape and Screening Plan: Some plantings are noted on the site plan but greater detail <br />including quantity, species and size will be required on the final plan. The final landscape plan <br />will be subject to the review and approval of City Staff. There should be planned green space <br />parallel to Hwy. #10 in accordance with the plans implemented by Pro Sporting Goods and <br />Anchors Away to the east. The parcel is surrounded by commercially used property and no <br />screening plan is required. <br /> <br />Utilities: The site will be required to connect to municipal utilities. The developer will <br />responsible for charges associated with connecting to these services. <br /> <br />~q <br />
