Fencing or walls (excepting retaining walls) located in the <br />front yard setback shall not exceed 48 inches in height. Side and rear yard maximum fence <br />heights shall be eight feet. <br /> <br />Fencing material shall consist only of wood and/or woven wire. No other types of material shall <br />be permitted. <br /> <br />Subd.7. Storage. Garbage receptacles must be in either the rear or side yard <br />and must be screened from public view by a six foot approved fence. <br /> <br />Subd.8. Landscaping. A finished ground grade shall be established such that <br />natural drainage away from all buildings in provided. The boulevard and rear yard are to be <br />J <br />properly maintained and the entire front yard shall be sodded and/or landscaped from the street <br />surfacing or curb to the front of the principal building. It shall be the owner's responsibility to <br />see that any and all landscaping is maintained in an attractive and well kept condition. <br /> <br />Subd.9. Lighting. Any lighting used to illuminate an off-street parking area, <br />sign or structure, shall be arranged to deflect light away from any adjoining residential district or <br />public street. Bulbs emitting in excess of 3000 lumens (150 watts) shall be so directed that the <br />bulb is not visible from off of the property where such light source is located. <br /> <br />Subd. 10. Exterior Materials. The type of building materials used on exterior <br />walls shall be face brick, natural stone, specifically designed precast concrete, factory fabricated <br />and finished metal frame paneling, glass or other materials as may be approved by the Planning <br />Commission and Council. <br /> <br />Subd. n. Screening. All screening must be in accordance with ~9.11.09. All <br />screening within 30 feet of all driveways and street intersections shall not be over 36 inches in <br />height above the curb or center line of the street. <br /> <br />All screening shall be properly maintained by the owner. <br /> <br />Parking between the building and street must be screened from the street by a hedge, solid fence <br />or closely grown planting strip at least 48 inches in height. <br /> <br />When a multiple dwelling unit structure abuts an Rl or R2 district, there shall be either a 15 foot <br />wide buffer area provided on the multiple dwelling unit structure's property. This buffer area <br />must be dense enough to create a physical separation of the property and be considered <br />acceptable by the Planning Commission and Council. <br />
