<br />---_._-----_....._-..._-~-_..._-_.__..._---_.__..._- -..----.---.-----.-.....-.--..--.-.......--..--...-'----.....-,-.---.-----.------....--.-. -..-- <br /> <br />Bowers Drive NE has a right of way of 66 feet and a paved roadway surface of <br />. 24 feet leaving 21 feet of available space for a trail on each side of the <br />roadway. The first 200 feet of private property is residential and does contain a <br />few trees, most of which may be avoided. The remainder of private property is <br />currently agricultural in use except the wooded areas. There is approximately <br />1,600 feet of the trail alignment that is wooded. <br /> <br />3. The third part of segment 1 is approximately 4,000 lineal feet long. This starts <br />800 feet north of the east end of Bowers Drive NE, then proceeds southeasterly <br />across private property where it terminates at the west end of 142nd Avenue NW. <br /> <br />No public streets or right of way currently exist in the area ofthis segment. This <br />property is currently agricultural with wooded areas near the Mississippi River. <br />. The trail alignment is shown north and adjacent to the wooded areas. Portions <br />of this segment are shown within the lOO year flood zone. <br /> <br />4. The fourth part of segment 1 is approximately 2,700 lineal feet long. This starts <br />at the west end of 142nd Ave NW and proceeds to the east end of 142nd Avenue <br />NW, which is also the west boundary of the Mississippi West Regional Park. <br />This part would include a 10 foot bituminous trail south of the existing roadway. <br /> <br />142nd Avenue NW is a rural road section with a paved surface of 28 feet and a <br />right of way of 66 feet. Ditches adjacent to the roadway are approximately 2 to <br />3 feet in depth with poor drainage, many of which appear to rely on infiltration <br />of the runoff. There is 19 feet of available right of way on each side of the <br />street for construction of a trail; however this area also contains the road <br />ditches. The best trail location for this area would be just above the ditch <br />backslope, or approximately 15 feet from the roadway edge. <br /> <br />5. Segment Alternates <br /> <br />a. Segment 1 has one important alternate.
