Voting No: None.

Commissioner Deemer pointed out that the proposed MUSA expansion appeared to be the entire
urban area.

Chairperson Bawden and Project Manager Gromberg discussed the possible consequences of
being denied any expansion.

Case #2:

Request for Preliminary Plat Approval of Cbestnut Ridge; Case of
Jobn Peterson, Good Value Homes

Commissioner Deemer pointed out that while reviewing the Comprehensive Plan in the previous
case>> he noted that the proposed area of Chestnut Ridge is entirely under Green Acres. He
inquired whether any trunk and lateral charges were deferred on this property.

City Engineer Jankowski advised that trunk charges will be assessed when this property is
developed.

Project Manager Gromberg advised that this property may not be in Green Acres because it is not
beingus~ but they will have to pay up the taxes and deferred charges.

Commissioner Deemer requested that staff notify the owner that the parcel is considered Green
Acres and advise of the possible tax implications of the property being under Green Acres status.
He also advised Staff to address in the City Engineer's letter the bridging of the ditch to continue
Krypton Street.

Mr. Jankowski agreed that the developer would probably be able to make another lot by bridging
the ditch as opposed to putting in a cul-de-sac. "

Motion by Commissioner Deemer and seconded by Commissioner Terry to table this case until Mr.
Peterson or a representative is present to present their position.

Motion carried. He was displeased that
someone chose to drive a 4-wheeler across their lawn.

Case #5:

Zoning Bulletin and Zoning News

Zoning Bulletin and Zoning News noted.

Planning and Zoning Commission/November 4, 1993
Page 4 of 5
