Mr. Sharp commented the <br />RJM building located on Sunwood Drive and Bunker Lake Boulevard was the same type of <br />situation with painted rock face block on the addition to match the existing building. <br /> <br />Motion carried. Absent: Commissioner Van Scoy. <br /> <br />Case #6: <br /> <br />Request for Site Plan Review of Green Valley Greenhouse; Case of Brad <br />Wolf <br /> <br />Assistant Community Development Director Frolik stated that the City received a site plan <br />submittal from Green Valley Greenhouse to add a shipping warehouse to the facility located at <br />6421 Green Valley Road. The site plan submitted proposes to relocate one of the greenhouses in <br />the northeast corner of what is shown on the Site Plan as "East Addition", to the southeast corner <br />of the site. The former greenhouse pad will be the location for the new 7,176 square foot <br />shipping warehouse and dock. The dock will have one loading berth and two docks. Ms. Frolik <br />explained the greenhouse operation exists in the R-1 Residential District "by Conditional Use <br />Permit (CUP). The CUP was modified in 2005 to address the 5.-7 year growth plan of the facility <br />and established a maximum building coverage and minimum buffer area around the perimeter of <br />the 40 acre parcel. The maximum building coverage under the 35% rule is 572,855 square feet. <br />The addition of the warehouse will result in a total building coverage of 443,951 square feet. <br />The relocated greenhouse and the warehouse will not encroach the 65 foot buffer yard around the <br />perimeter of the property. <br /> <br />Assistant Community Development Director Frolik indicated-staff is suggesting that because the <br />dock doors for the existing warehouse, this newly proposed warehouse and future warehouse <br />, face Green Valley Road, that some trees be established along Green Valley Road to establish <br />some screening of dock activity. Ms. Frolik stated the Engineering Department has reviewed the <br />expansion plan and determined that the proposal does not impact the surface drainage pattern. <br />Ms. Frolik advised staff recommends approval of the site plan contingent upon compliance with <br />the City Staff Review Letter. <br /> <br />Chairperson Nixt asked if the applicant has any questions or comments regarding the City. Staff <br />Review Letter. <br /> <br />Mr. Brad Wolf, applicant, indicated Green Valley Greenhouse has typically not included the <br />curbing required in the City Staff Review Letter as part of their site improvements. <br /> <br />Assistant Community Development Director Frolik explained there is currently no curbing on <br />the bituminous or concrete surfaces on this site. The drive from this warehouse to their existing <br />access on Green Valley Road is required to be curbed according to City Code. <br /> <br />Chairperson Nixt noted this expansion area will be accessed for a wholesale delivery warehouse. <br />He asked whether the curbing is necessary to facilitate drainage in staff s opinion. <br /> <br />Planning Commission/September 7, 2006 <br />Page 14 of20 <br />
