C. <br /> <br />Councilmember Cox stated that there's no access to it and it's a unique <br />situation. <br /> <br />City Attorney Gocrlrich stated. that. he doesn't feel that there's a sufficient <br />-~..-\ hardship to grant that significant of a variance. <br /> <br />Councilmenber Cox stated that last time Mr. Schulte _ was here Council made a <br />consensus and now is not the time to reverse that. <br /> <br />Motion by CouncilIrember Cox and seconded by Councilnanber Sorteberg to approve <br />Hr. David Schulte's request for preliminary plat approval of Oakwood Hills with <br />the provision to provide for building of the road with Class V per City <br />sI;ecifications and granting a variance because of limited access to County Road <br />#5 and because of the lCMlands west of the proferty. <br /> <br />Motion carried. Voting yes: lv".ayor Reimann, Councilmembers Cox, Sorteberg, <br />Pearson, and DeLuca. Voting no: None. <br /> <br />Case is: Re~uest for Preliminary Plat Aooroval of Rambosek Red Oak <br />- Estates; Case of Mr. Jon Rarrbosek: <br /> <br />City Administrator Hartley stated that this plat is adjacent to Mr. Schulte's <br />plat. '!he Planning and Zoning Commission recommended approval of the plat <br />providing that either Lot 2, Block 1 be filled in in order to be buil t upon or <br />that it is combined with Lot 1. That decision needs to be made prior- to final <br />platting and the plat may proceed only if the plat of Oakwood Hills is <br />approved. <br /> <br />Mr. Jon Rambosek stated that it is his intention for Block 1 to have two lots. <br /> <br />- <br />~ <br /> <br />Mr. Hartley stated that the Park and Recreation Commission rev iewed the plat <br />and have tentatively recommended acquiring land parallel to the drainage ditch <br />for a future trail. <br /> <br />Councilmenber Pearson asked how much fill would be needed for the lot. <br /> <br />lv"~. Rambosek stated that he needs to check with the City Engineer. Mr. <br />.Rambosek stated that he cbes not want to bother the tree line on the property. <br />He would take some of the feat off and then have sane sand hauled in. <br /> <br />Councilrrember Cox stated that we have to keep in mind that the water table is <br />very lCM. <br /> <br />Mr. Rambosek stated that he spoke with Mr. Art Dunn who did the soil samples <br />and he said that the water level was far below what he feels it may <br />occasionally come up to. <br /> <br />Councilmember Cox stated that the only way he'd go along with it would be if <br />the Building Official and City Engineer see to it that it's a buildable lot <br />that would meet City standards. <br /> <br />Councilmember Sorteberg stated that it's supposed to have 25% of Class I soil <br />to be buildable. <br /> <br />Mr. F..artley reminded Council of the same requirements on future plats. <br /> <br />Motion by Councilrrember Cox and seconded by Councilmember Pearson to approve <br />Hr. Jon Rambosek's request for preliminary plat approval of Rarnbosek Red Oak <br />Estates contingent upon Lot 2, Block 1 being found to be a buildable lot. <br /> <br />City Council/April 12, 1988 <br />Page 9 of 13 <br /> <br />7,---:r <br />
