REQUEST FOR A CONDITIONAL USE PERMIT FOR BOB HAMBORG <br />TO EXCEED MAXIMUM AMOUNT OF ACCESSORY BUILDING SPACE: <br />CASE OF BOB HAMBORG <br />By: Tim Gladhill, Management Intern <br />Background: <br />Bob Hamborg has submitted a blue print for the construction of a 1,400 square foot accessory <br />structure on the property of 15755 Traprock Street NW. Construction of this size of structure on <br />the property will cause an overage of allowed garage and accessory structure space. The <br />applicant has submitted a conditional use permit (CUP) application in order to construct the <br />accessory structure at the size proposed. <br />The following items are enclosed for your information: <br />Notification: <br />a) Site location map <br />b) Site Plan <br />c) Proposed findings of fact <br />d) Proposed conditional use permit <br />• In accordance with State statute, Staff attempted to notify owners of property within 350 feet of <br />the Subject Property of the applicant's request and the public hearing. <br />Observations: <br />CASE # <br />The subject property is 4.33 acres. City code allows a maximum total square footage for <br />accessory buildings of 2,900 square feet on a lot of this size. If the proposed accessory structure <br />is constructed at the size currently indicated on the blue prints, it would create 3,760 square feet <br />of accessory buildings. This equates to an overage of 860 square feet. The subject property <br />currently has one attached garage at approximately 1160 square feet and an existing accessory <br />building at approximately 1200 square feet. There are no driveways proposed for either the <br />existing accessory building or the proposed accessory building. The applicant has expressed the <br />need for additional indoor storage space in order to store the large amount of items currently <br />stored outdoors. <br />The maximum accessory structure allotments were recently increased, most significantly on .5 to <br />2.5 acre parcels. The allotment increase for lots ranging from 1.5 to 2.5 acres in size was 536 <br />square feet. The reason that these parcel size categories were amended is because they represent <br />the range for which most applications for overages were received each year. In the case of 4 acre <br />parcels, there was an increase of 36 square feet made to the total allotment, which was basically a <br />rounding up. If the recent amendment to City Code had followed through with a 500 square foot <br />increase (in addition to the 36 square foot round up) to all remaining parcel size categories <br />exceeding 2.5 acres, then a 4 acre parcel would be allowed 3,400 square feet. On that basis, City <br />Staff had recommended approval of a permit for an overage limit of 500 square feet rather than <br />
