<br />Sherburne County Economic Development Workshop <br />October 25,2006 <br />Page 2 <br /> <br />Commercial building requirements include requirements that all new construction be: <br /> <br />a) block, brick or precast construction <br />b) provide ample parking <br />c) building footprint is. limited to 40% lot coverage with I tree per 50' perimeter <br />d) outside storage cannot exceed 10% of building footprint; if it does they make <br />it part of a conditional use permit so it can change at a later date. <br />e) on site regional ponds are shared and connected <br /> <br />Industrial land currently sells $2.25 to 3.00 per square foot. Used to give land away for <br />$1 per parcel. The market is maturing and they are setting higher standards, buildings are <br />viewed as an investment. No longer need to "give it away." If they do an incentive it is <br />typically TIP with a land write-down to $1 per square foot. <br /> <br />The parking facility at Ramsey Town Center is a $7.5 million project - 580 stalls <br />financed with $2.2M from Met Council funds; $400,000 from MnDOT for park and ride; <br />and assessments for the balance. <br /> <br />In summary, they reCommend that design standards be adopted and stick to the standards, <br />limit the amount of outside storage and provide good frontage roads. New eminent <br />domain legislation increases a community's motivation "to get it right the ftrst time. " <br /> <br />Hassan TownshiD <br /> <br />Dan Nadeau stated that Hassan Township is the last township in the County of Hennepin <br />and is considered a rural agricultural community. It surrounds Rogers and is bounded by <br />Corcoran, Dayton, Maple Grove, and the Crow River/Otsego. Commercial industrial <br />land is located primarily between Rogers and the Crow River along Hwy. 101 and near <br />County Rd 81 and Brockton. In the future there may be substantial commercial near <br />Maple Grove. <br /> <br />Historically they have been home to large contractors such as Metro Paving and <br />Hardrives. <br /> <br />Hassan Township has entered into a joint powers agreement with City of Rogers along <br />the Highway 101 corridor for water and sewer. They currently have 11,000 acres of <br />undeveloped acres with a population of 3,000 and 970 households. Average cost of one <br />acre ofland is currently $84,000 in the SE portion of the county near Maple Grove; <br />however due to wetlands 34% of the land (220 acres of 631) was unbuildable. Recently a <br />6.5 acre parcel near Hwy 101 and 144 went for $11 psf or $479,000 per acre. <br /> <br />22 <br />
