INC. <br /> <br />Background: <br /> <br />Chris Bulow of Bulow, Inc., has submitted an application fora comprehensive plan amendment <br />to change the land use designation on the northeast quadrant of Sunfish Lake Blvd. and <br />Riverdale Drive from commercial to high density residential. The following items are enclosed <br />for your information: <br /> <br />.. Site Location Map <br />. General development plan <br />. Planning Commission meeting minutes dated October 4, 2001 <br />. Proposed Resolution to deny the request for a comprehensive plan amendment <br /> <br />The subject property is designated for commercial uses in the current Comprehensive Plan and in <br />the March 2001 draft Comprehensive Plan. The Economic Development Authority and the <br />consulting firm of Hoisington Koegler Group Inc. have been working on a Highway #10 <br />Corridor Study and the draft to date designates the property for commercial uses. <br /> <br />The Critical Area element of the March 2001 Draft Comprehensive Plan has been approved by <br />the Department of Natural Resources. One of the criteria of that plan is to minimize density in <br />the Critical River Corridor. High density residential conflicts with that criteria. The Critical <br />Area Plan also proposes that developing properties should contain 50% open space and the, <br />current Critical River regulations in City Code restrict impervious surface to 30% of the lot area. <br /> <br />The Planning Commission reviewed Mr. Bulow's request for a comprehensive plan amendment <br />on October 4. Staff conveyed concerns to the Planning Commission that Mr. Bulow could <br />develop the .5 acre lot with 8 townhomes and meet the criteria discussed above. The Planning <br />Commission has recommended denial of the request to change the land use designation on the <br />subject property from Commercial to High Density Residential. <br /> <br />Action: <br /> <br />Motion to adopt Resolution #01-12-_ to deny Mr. Bulow's request for a comprehensive plan <br />amendment. <br /> <br />-'7 C. <br /> <br />EIGHTY SEVEN LLC <br /> <br />Background: <br /> <br />Mark Strandlund of Eighty Seven LLC has submitted an application for a comprehensive plan <br />amendment to change the land use designation on the sputhwest quadrant ofT.H. #47 and 153Td <br />Avenue N.W. from commercial to medium density residential.
