The rezoning would allow the applicant to develop
townhomes on the property. The property is approximately 8.75 acres in size and is within the
Metropolitan Urban Service Area (MUSA). The general development plan that accompanied the
application proposes to develop the property with townhomes at a density not to exceed seven
units per acre. The current Comprehensive Plan (1995) identifies this area for development with
commercial uses. The March 2001 Draft Comprehensive Plan proposes to change the land use of
the subject property from commercial to medium density residential. The new Comprehensive
Plan has not been finalized and adopted; therefore, if the rezoning is approved, an amendment to
the current Comprehensive Plan (1995) will be required. Properties to the south and west of the
subject property are zoned R-1 Residential; properties on the north side of 153Td Avenue and the
east side of T.H. #47 are zoned B-1 Business. The Planning Commission conducted the public
hearing, reviewed the request, and recommended City Council approval of the proposed
. rezoning.

City Council/December 11, 2001
