<br />Assistant Community Development Director Frolik stated RV World, Inc. has submitted an <br />application for an Interim Use Permit (IUP) to allow for outdoor storage of surplus Recreational <br />Vehicles (RVs) and travel trailers on the property located at 6300 Bunker Lake Blvd NW. Ms. <br />Frolik explained RV World, Inc has an agreement with the property owner to lease a portion of <br />the site for the purpose of storing surplus recreational vehicles (RVs) and/or travel trailers. The <br />property is roughly 2 ~ acres in size and is zoned E-l Employment. The proposed storage area, <br />located in the southeastern (rear) corner of the lot, would be 160 feet by 220 feet and currently <br />has a gravel surface. <br /> <br />Assistant Community Development Director Frolik indicated this is the fourth request of this <br />nature for RV World, Inc. Staff would recommend approval of the request contingent upon: 1) <br />installation of pavement in the proposed storage area no later than July 1, 2007 and 2) the <br />applicant deposit with the City a financial guarantee prior to any units being moved onto the site. <br />The financial guarantee will help first ensure the timely installation of paving, and secondly, to <br />ensure that upon expiration of the permit, all units are removed from the site. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt asked what the applicant's thoughts are regarding the requirement to install <br />bituminous on the site. <br /> <br />Mr. Cory Moyer, RV World, stated it is not financially feasible for RV World to pave a 150 by <br />220 foot section for a season of temporary storage; they will likely use the site for one season, <br />maybe two. The owner of the property has it for sale, so it will not likely be a five season long <br />proposal. <br /> <br />Chairperson Nixt explained the City is diligently trying to correct a number of offsite storage <br />yards to bring them into compliance with City Code. It would be difficult to grant a request of <br />this magnitude in light of the last allowance that provided flexibility for RV World to find a <br />suitable location. He noted the last location was a nonconforming storage facility on <br />residentially zoned property. <br />Chairperson Nixt commented these aspects of the offsite storage issuesRV World has been <br />trying to solve are not new issues. He wants to accommodate businesses in the City, but the City <br />is trying to bring compliance in this area. There has been some flexibility, and so to grant this <br />interim use permit request he would have to make the recommendation that it be conditioned <br />upon proper paving of the site. He asked if this will be unacceptable to RV World due to the cost <br />involved. <br /> <br />Mr. Moyer replied most likely that is true. <br /> <br />Commissioner Cleveland inquired about the permit request being for a five year period. <br /> <br />Assistant Community Development Director Frolik explained the property is currently for sale; it <br />is not known whether there will be a lease for RV World after the property is sold. <br /> <br />Planning Commission/January 4, 2007 <br />Page 12 of 35 <br />
