ordinances and ensure compatibility with the Town Center <br />District intent, Master Plan and Development Guidelines • <br />for the Town Center. <br />2; A sketch plan shall be prepared in accordance with the <br />regulations of this Chapter and the applicant shall submit <br />the plan to the Zoning Administrator for review and <br />comment, to insure compliance with the Town Center <br />Master Plan and Development Guidelines, the Town Center <br />District and other City codes and regulations. <br />3. The sketch plan shall be submitted to the Town Center <br />Review Board for its review and comment. The Town <br />Center Review Board shall review the proposed project for <br />its compatibility with the Town Center Master Plan and <br />Development Guidelines and make a recommendation to <br />the Planning Commission and City regarding the proposed <br />development. <br />4. The Planning Commission shall review the sketch plan for <br />its consistency with the Town Center Master Plan and <br />Development Guidelines and make a recommendation to <br />the City Council as to the appropriateness of the sketch <br />plan. • <br />5. The sketch plan shall be scheduled for a Council meeting <br />within 30 days after the submittal of the Planning <br />Commission meeting. <br />6. The City Council shall approve, postpone, or disapprove <br />the sketch plan. <br />b. Preliminary Plat and Site Plan <br />1. Requirements for Preliminary Plans <br />i. Preliminary Site Plan. The preliminary site plan <br />shall be drawn at a scale of one inch equals 50 feet, <br />100 feet, or 200 feet.
