Adjustment at their October 10, 2002 Board of Adjustment meeting. The original grading plan <br />submitted was unacceptable. The applicant has submitted a revised ~ading plan that is generally <br />acceptable subject to a few comments from the City Engineer. City sewer and water are <br />available to the site and the building will be serviced from the sewer and water hne located in <br />140th Ave. City code specifies that exterior wall finishes shall consist of natural ~or prefabricated <br />brick or stone or integrally treated pre-cast concrete panels or other materials as approv.'ed.by City <br />Council. The building elevation plan indicates that the exterior wall materials for the office <br />structure will consist of faux ledgestone and stucco which meets citY .requirements. <br />landscaping plan provided to the City has been reviewed and found.acceptable: !Staff does ha?e <br />some concerns regarding the existing bituminous path on the property,~.as referenced in the staff' <br />review letter, and is asking for some corrective action regarding-the alignment of the trail. The <br />development is proposing to derive one access point onto l~0th Ave., which is acceptable to the <br />City,. The Planning Commission recommended approv.a!~0f'the site plan. <br /> <br />Chris Bulow, Bulow, Inc., stated that they are proposing anice .architecturally desig, ned building <br />that will be brick stucco with colored stone. He stated that the building wi}l fit in ,~ery well with <br />the surrounding architecture. '-'" <br /> <br />Councilmember Kurak stated that they are in the process of updating .Chapter 9 of'City Code and <br />they have had some discussions as to what to do in regards to commercial uses along residential <br />uses. One suggestion has been the installation~of a fence. She inquired i'f Mr. Bulow would be <br />willing to construct the fence betxveen his property and .the townhomes. ' - <br /> <br />Mr. Bulow explained that he has had numerous discussions With the homeowners association and <br />the distance from the building to the town_homes will be 180 feet, which they would like to keep <br />as one open ~een area. . .-' <br /> <br />Councilmember .Kurak stated that if the association does not have a problem with it than she <br />does not either. 2. -.:'-.- ·" <br /> <br />Mr. Bulow noted that if the homeowner association would be more comfortable with a fence they <br /> <br />would be agreeable to that.
