of Ramsey Boulevard and 149th Avenue. He was under the impression that the moratorium <br />pertained to residential development. It was when he applied for a lot split that he was told the <br />moratorium affected his property too. He explained that Casey's wants to develop this comer as <br />a convenience store similar to the one on Industrial and Sunfish Lake Boulevard and they are <br />ready to come in with a site plan. <br /> <br />Ms. Frolik stated that she has talked with Fred Hoisington. In addition to a need for <br />commercial/industrial, there is a critical need for multi-family housing. We feel that north of <br />C.R. #116 and south of 149th is a good area for mixed uses. That area Mr. Menkveld is <br />proposing will most likely be encompassed in the next MUSA expansion. We feel this is critical <br />in the outcome of the Comprehensive Plan. <br /> <br />Mr. Menkveld stated that a convenience store on the comer would probably not adversely affect <br />any multi-family development. It would be similar to Sunfish Square ~ single family homes, <br />multi-family homes, and a convenience store. <br /> <br />Ms. Frolik pointed out that this property will need a rezoning even if Council lifts the <br />moratorium, therefore, if Council does not feel this is an appropriate use for the land, the re- <br />zoning request can be denied. <br /> <br />Mr. Goodrich cautioned that Council should not lift the moratorium this evening. Mr. <br />Hoisington's comments are needed as Council has done previously. Council can direct staff to <br />do findings in favor of lifting the moratorium. <br /> <br />Mr. Menkveld stated he understands. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Beahen to table Mr. <br />Menkveld's request and direct staff to seek the input of Mr. Hoisington and place this request <br />back on the March 24 Council agenda. <br /> <br />Motion carded. Voting Yes: Mayor Gamec, Councilmembers Haas Steffen, Beahen, Beyer, and <br />Zimmerman. Voting No: None. <br /> <br />Case C: John Gobernatz. Zoning Administrator Frolik explained that Mr. Gobematz has a <br />couple of lots he would like to give his children. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Beyer to table Mr. <br />Gobematz's request and direct staff to'seek the input of Mr. Hoisington and place this request <br />back on the March 24 Council agenda. <br /> <br />Motion carded.
