The addition does not conflict with the 35% lot coverage restriction.
The applicants are proposing to side the storage shed with vinyl siding. The shed is
proposed to be 23 feet from the rear or south property line and it is not clear how far it
will be from Dolomite Street or the west property line. The Planning Commission and
City staff are recommending that the structure be sited on the property in accordance with
the B-3 Highway Business District regulations. This would require the shed to be located
35 feet from the south property line and 20 feet from the west property line. Ms. Frolik
noted that at the Planning Commission meeting, a representative of the congregation
indicated that the structure could be located in accordance with these requirements. The
Planning Commission conducted a public hearing and reviewed the request on November
2. There were no verbal or written comments submitted at the hearing. She noted that
the applicant is present.

Motion by Councilmember Haas Steffen and seconded by Councilmember Beyer to
adopt Resolution #98-11-281 adopting Findings of Fact #0479 relating to a request from
the Anoka Congregation of Jehovah Witness for a conditional use permit to expand a
conditional use in the Business District to include an accessory building.

Motion carried.
