DOCI~I~IENT B <br /> <br />SCOTT & GWYN SIMPSON <br /> 15952 Nowthen Blvd. N.W. <br /> Ramsey Mn. 55303 <br /> Telephone # (612) 421-6115 <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO OPERATE A <br />TWO-FAMILY DWELLING UNIT IN THE CITY OF RAMSEY: <br /> <br />1). <br /> <br />2). <br /> <br />3). <br /> <br />Our first concern is in. refinancing the duplex located at 16001 <br />Nowthen Blvd. from a current 10% interest rate down to a 7% <br />rate and in doing so we needed to get the home appraised. We <br />had the appraiser take a look at the building and he said that he <br />cannot appraise this as a single family dwelling because of it <br />being a duplex and he would need a Conditional Use Permit to do <br />so and that the cost of the appraisal would not be $300.00 it would <br />be $500.00. At this time we are all set up to refinance as soon as <br />we obtain the permit. <br /> <br />We contacted Anoka County and spoke with Jan Gallagher who has <br />also idenlified it as a duplex by its building type (structure) and the <br />taxes m'e based on the fact its a 2-family dwelling or duplex. <br /> <br />Gwyn & I are responsible people in the community who also own and <br />operate a lucrative business in the city of Ramsey for the past six <br />years. This property has been forclosed upon & vacant one and half <br />years prior to our purchasing it. We have invested approx. <br />$28,500.00 into this home with our initial investment, replacing all <br />appliances, replacing (20) of the Thermo pane windows and Patio <br />doors, one of the water heaters, painting the interior walls both up <br />and down and recarpeting a couple rooms. We have plans to paint <br />and re-roof the home in addition to laying a black-top driveway and <br />building a garage. I think we have shown our interest in the property <br />in taking care of it & taking our neighbors into consideration by <br />making our community look better. We have taken truck loads of <br />garbage off the property and still continue to clear tires and garbage <br />from the back of the property. This garbage was left by the original <br />owner (Mr. Boehman) which goes to prove that an owner-occupant <br />doesn't mean that the property is kept up. <br /> <br /> <br />
