If this happens, it will, essentially eliminate all of <br />these additional plantings. Furthermore, no additional plantings were added along Highway 10. <br />Staff understands the concern of potentially obstructing the view of the new buildings from <br />traffic along the highway; however, the proposed plantings are shown to be spaced <br />approximately 130 feet on center, which leaves more than enough space to sprinkle in some <br />additional plantings with limited impacts on the view of the new buildings. Moreover, some <br />combination of elevated shrub beds and ornamental trees could be used rather than additional <br />overstory trees and may even be more appropriate due to the potential future conflict with the <br />overhead utilities. <br />The following additional comments are offered regarding the proposed landscaping: <br />• White spruce was added as an additional species in the buffer area. However, Staff's <br />request for an additional species was to create a little bit of diversity amongst the <br />plantings in the buffer area. Yet, that area still consists entirely of one species (Black <br />Hills spruce is a cultivar of white spruce). It would be preferable to incorporate a species <br />from an altogether separate genus. Again, some possible options may include Balsam Fir <br />or Northern White Cedar. <br />• All shrub species are acceptable, but, minimum required size of shrubs is twenty -four <br />inches in height for deciduous species and twenty -four inches in height or width, <br />whichever is more applicable per growth characteristics, for coniferous shrub species. <br />Minimum shrub size must be included in the plant schedule. <br />• Additional trees should be added near the shrub bed labeled Detail A to help filter <br />headlight glare from residences across Riverdale Dr. <br />• The City shall be notified upon completion of landscaping so that City Staff can verify <br />that installation adhered to approved landscape plan. <br />A revised landscaping plan must be submitted that addresses the aforementioned concerns. <br />Tree Preservation: A tree preservation plan is not necessary as there are no significant trees on <br />site. <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br />Architectural Standards: City Code restricts building height to 45 feet and exterior wall <br />finishes to brick, stucco, glass, stone, pre -cast concrete panels, or other material as approved by <br />the City Council. You are proposing a combination of brick, cultured stone, and stucco on the <br />front facades, and stucco and faced block on the rear facades, all of which complies with City <br />Code. Please list materials on future revisions of the elevations. Elevations also need to be <br />submitted for the restaurant building. <br />The MU -PUD District limits building height to 45 feet. The proposed buildings are 25 feet tall to <br />the main roofline, and at most 45 feet tall to the peak of the towers. Staff previously <br />recommended that the tower elements be included on the east side of the main building, adjacent <br />
