We are also in receipt of a ten (10) sheet set of final <br />construction, landscape and tree inventory plans dated March 29, 2007. We offer the following <br />comments: <br />General: On September 13, 2005, the City approved the pre liminary plat for Brookfield. The <br />development project proposes to plat approximately 156 acres (including portions of Westby lst • <br />Addition and Now and Then Estates) to create a total of 241 urban single- family lots. The subject <br />property is generally located west of NoNvthen Blvd and south of Trott Brook. The final plat for <br />the 3rd Addition consists of 45 lots. <br />Street Names: The street naming proposed on the final plat complies with the City's street grid <br />system, and Mth streets previously named in the 1" and 2 nd Additions. <br />Zoning: The property is zoned R -1 Residential. On March 22, 2005, the City Council approved <br />a Comprehensive Plan Amendment to change the property's land use designation from Rural <br />Developing to Low - Density Residential. The Metropolitan Council has also approved the <br />request. The portion of the property adjacent to Trott Brook is also subject to Scenic River and <br />Shoreland Management requirements. <br />Lot Sizes: The current minim lot size in the R -1 MUSA is 10,800 square feet with a <br />minim width of 80 feet (corner lots: 90 feet), as measured at the building setback line. It is <br />Staff's understanding that Outlot B is intended to contain playground equipment for the <br />neighborhood; please indicate if the homeowners' association will own this lot. <br />In creating space for Outlot B, there are 2 additional buildable lots on the south side of 170'' <br />Trail between Marble Street and Garnet Street, compared to the approved preliminary plat. Staff <br />does not consider this a substantial deviation. • <br />—94— <br />
