Br00Held 3 rd Addition — Final Plat <br />Mary 3, 2007 <br />2 of 3 <br />• Density: The R -1 Residential regulations for the MUSA area allow a net density of 3 units per <br />acre. The approved prel iminary plat reflected a net density of 1.9 units per acre. The final plat <br />for the 3rd Addition substantially complies with the approved pre liminary plat. <br />Other Lot Requirements: Trott Brook is a designated tributary of the Rum River, and is <br />subject to Scenic River and Shoreland Management requirements. n foot Lots <br />etback from the OHW, <br />subject to a 75 -foot lot width at the OHW of Trott Brook, <br />controlled vegetative cutting within this 100 -foot setback, and a 25 mpervious surface <br />% i <br />limitation for lots fronting the brook. The approved preliminary plat complies with all of these <br />standards except the 75 -foot lot. -Mdth requirement as measured at the brook. Staff has had <br />discussions with DNR Staff, who explained that d. Staff feels that the <br />trail along Trott Brook sufficiently delineates the wetland within this phase, and will not be <br />recommending monumentation in this area. <br />Trott Brook Corridor: The acquisition of a conservation and trail easement along the Trott <br />Brook Corridor Was completed on April 6, 2006. The acquisition was funded through the LCMR <br />Grant. <br />Streets and Access: This plat creates two comer lots which have a second frontage onto a future <br />street which is not being platted at this time. The developer will be required to place the curb and <br />gutter and any required sidew=alk along the non - platted frontage of Lot 2 Block 7 so that its <br />property owners can complete the landscaping w=ithin their lot boundaries and not be disturbed by <br />future street construction. Staff recommends that Lot 6 of Block 4 be platted SN - ith a future phase, <br />since there w =ould be significant dr ainag e and grading issues with the plans submitted if this lot <br />,vere to be platted with the P Addition. <br />Grading and Drainage Plans: The drainage and grading plan conforms substantially with that <br />approved in the preliminary plat. <br />Utilities: All sewer and water utilities have been installed during previous phases of this <br />subdivision.
