However, no more than 25% of <br />the required square footage (4,665) can be satisfied through the use of ornamental trees <br />and shrubs, which. reduces the total proposed square footage to 15,262. Additional <br />overstory trees must be included in the landscaping plan. <br />. Most of the trees adjacent to the units that would be a part of phase two are located in the <br />proposed retention pond. They need to be relocated to appropriate planting sites. Outlot <br />C is one possibility. If they are to be located around the perimeter of the pond, the <br />plantings should consist of species suitable for both dry and wet sites. <br />. A greater mix of species is needed along the western boundary (the transitioning <br />plantings). ,There should be an even distribution of evergreen and deciduous trees, as <br />. well as ornamental trees (City Code requires two each of evergreens, overstory trees, and <br />ornamental trees per 100 feet of common boundary). <br /> <br />Please submit a revised landscaping plan that addresses these concerns. <br /> <br />Tree Preservation Plan: A revised tree inventory and preservation plan, dated June 12,2006, <br />has been submitted and is generally acceptable. With the exception of about a dozen trees, <br />consisting mostly of scotch and red pine, most of the trees on this site are proposed to be <br />removed and there does not appear to be any truly significant and/or specimen trees on the <br />property. Staff again wants to reiterate the importance of retaining as much of the vegetation as <br />possible along the western boundary, which will serve as an immediate buffer for the adjacent <br />single family homes. <br /> <br />Ground Cover/Irrigation. City Code requires all areas otherwise not improved to be established <br />with sod. Staff is assuming that the development will comply with this requirement. An <br />irrigation system will need to be provided throughout the development where sodded and <br />landscaped areas are established. The proposed irrigation system will need to be reviewed by the <br />City Engineer. The irrigation system will need a dedicated service(s) that must be shown on the <br />utility plan. Please submit details regarding the utilities for such a system.. <br /> <br />Architectural Standards: The R-2: Medium Density Residential district requires the following <br />architectural requirements: <br />I) The front fayade of structures shall consist of a minimum of 35% brick, stone, or <br />stucco. <br />2) A minimum of three colors shall be used for each structure. Also, an effort should be <br />made to vary colors among structures. A color palette is required as part of the site <br />plan approval and building permit approval process. <br />3) All structures shall include at least 2 of the following items: <br />a. Articulated/cantilevered fayade <br />b. Dormers <br />c. Articulated roof line <br />d. Balconies, porches, or decks <br />e. Window Treatments <br /> <br />-171- <br />
