Voting No: None. <br /> <br />COUNCIL BUSINESS <br /> <br />Case #1: <br /> <br />Request for Final Plat Approval of Brookfi.eld Third Addition; Case of <br />Oakwood Land Development <br /> <br />Community Development Director Trudgeon stated Oakwood Land Development is proposing to <br />create 45 lots as the third phase of Brookfield Addition. The final plat complies with the <br />approved preliminary plat in terms of lot standards. The final plat shows two additional lots on <br />the south side of 170th Trail, compared to the approved preliminary plat. Given the large size of <br />the plat and the applicant's effort to create space for a neighborhood playground, staff does not <br />consider this a substantial deviation from the approved preliminary plat. The density is still at <br />two units per acre. Staff has discussed the two additional lots with the City Attorney and it is felt <br />this is not a major deviation from the original preliminary plat. Mr. Trudgeon stated the <br />applicant received a Comprehensive Plan Amendment for the subject property, making it eligible <br />for connection to municipal sewer and water. An Environmental Assessment Worksheet (EA W) <br />was completed for the project during preliminary plat review. The City Council determined at <br />that stage that the preparation of an Environmental Impact Statement (ElS) is not required for <br />this development. <br /> <br />Community Development Director Trudgeon stated the proposal for the third phase of <br />Brookfield includes the extension of 170th Trail and Marble Street.
