Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Preliminary Plat Review: A!pine Acres 2"0 Addition ' <br /> <br />Dear Tim: <br /> <br />YVe m'e in receipt of your preliminary plat to develop a townhome plat in the City of 1Kamsey. <br />The preliminary plat consists of one (1) sheet dated May 23, 2003 prepared by Hakanson <br />Anderson Associates. We are also in receipt of a Landscape Plan, Natural Features Sheet, Site <br />Utility Plan, and Grading and Erosion Control Plan (2 sheets) all dated May 23,,.2003 and <br />prepat'ed by Hakanson Anderson. We offer the following conaments: <br /> <br />Gen ernl: The subject property is _approximately 1.36 acres in size and is generally located at the <br />intersection of Alpine Drive and S~nfish Lake Blvd. The preliminary plat is proposing to develop <br />a total of 6 townhome units on the subject property. The townhomes will be subject to a site plan <br />review lot all other aspects of the proposal including but not limited to architectm'al standards, <br />ofl'-stmet parking, structure setbacks, and landscaping. The results of the site plan review may <br />impact the actual number of townhomes to be developed on the property. <br /> <br />Zonina: The subject property is zoned R-1 Single Family R.esidential. The City has received a <br />Comprehensive Plan Amendment and R. ezoning request to change the outlot's designation in the <br />Comprehensive Plan to medium density residential and rezone the property to R-2 Medium <br />Density Residential in order for tl'~e subject property to be developed with townhouse units. <br /> <br />DensiW: The subject property is limited to a maximtm~ net density of seven (7) units per acre. <br />The subject property is approximately 1.36 net acres (exclusive of wetlands an.d major road right- <br />of-way), which results in a net density of 4.4 units per acre. The proposed developrnent complies <br />with Git3, Gode. <br /> <br />Streets: The six units in the subdivision v~ill be provided access via a private street which exists <br />onto the cul-de-sac on Tungsten Street, a public street. <br /> <br /> <br />
