?re!imJnary EJat P~eview: AlpJa~ Acres <br />May 30, 2003 <br />Page 2 o~ 4 <br /> <br />Gradinq and Draina:e: A preliminary grading plan has been prepared for this subdivision, <br />which has been labeled as sheet 4 of 5 of the plan submittals. In general, all runof£ generated <br />from this development flows overland to collection structures and ponding proposed for the <br />Alpine Acres su.bdivision. Comments made on the preliminary plat for that s.ubdivision a'e also <br />pertinent to Alpine Acres 2'd Addition. This area has been included in the clrainage analysis <br />prepared [br the Alpine Acres Su'bdivision. Sta£f o££ers the following additional con:m~ents. <br /> <br />'9 <br /> <br />Topographic detail, including two foot contours, should be extended 100 feet beyond <br />the plat boundaries. Tlxis plan is deficient in this respect along the western and <br />northe~m boundaries. <br />Additional spot elevation should be placed on the west side of Lot 1 to define the <br />manner in which drainage is to flow around the building. <br />A table specifying the house type, garage elevation, minimum floor elevation, and <br />street grade centerline must be provided for each lot. <br /> <br />Traffic Gener,tion Anah'sis: The six units included it~ this subdivision were included in the <br />updated trafi~c generation analysis prepared by .fames Johnson PE for Alpine Acres. <br /> <br />Utilities ~nd W:~ter Us,q~e: The development will need to be served by municipal water and <br />sewer which is being extended to th.e area as part of the Alpine Acres development. <br /> <br />Pa rk D edic,q tion: The Park and t~ecreation Commission will review the preliminm'y plat at fl~eir <br />Jun.e meeting. The City has the option to satis~, park dedication requirements tkrough a cash <br />payment, land dedication~ or a combination cash' and la~d. It is anticipated that park dedication <br />will be 'satisfied through a cash payment, which equates to $I0,800 (Sd,S00 x 6 units). Park <br />dedication is clue to the City prior to the mylars being recorded at Anoka County. The rate in <br />efI:kct when the subdivision receives final plat approval will be required. <br /> <br />Trail Development and Trail Fees: The cun'ent trail development fee is $475.00 per unit and is <br />due prior to recorclb~g tl~e pJat. The rate in e£fect when the subdivision receives 5hal plat <br />approval will be required. The development will be subject 'to a trail payment in the amount of <br />$2,850,00. <br /> <br />A trail connection should aisc be macle from this development to the g-foot bituminous trail <br />located also Al.pine Drive. '~ <br /> <br />Sidewalks: City Code requb'es the installation of sidewalks along one side of all non cul-de-sac <br />public streets. Sidewalks will not be required in this subdivision as it will be served by a private <br />street. <br /> <br />?3~en Space: City Ordinances require that at least 40% of the development consist of open <br />space.
