Preliminary Plat: The Village of Sunfish Lake <br />January 31,2003, Revised February 21, 2003 <br />Page 5 of 7 <br /> <br />12. <br /> <br />13. <br /> <br />provision is. subject to change' depending on the depth of the utilities. The submitted <br />preliminary plat does not show any drainage easements. These easements must be shown On <br />the final plat. <br /> <br />Utilities. The development will be served by municipal water and sanitary sewer. City <br />sanitary services surround the site. The site can be adequately serviced by these Utilities. ~ <br /> <br />Density Transitioning In addition to the building landscaping requirements, the developer is <br />also required to provide additional vegetation to act as a buffer between the new' units and the <br />existing single-family homes. Both the eastern and southern property boundaries abut <br />existing single family hbmes. The eastern property boUndary adjacent to single-family homes <br />is roughly 900 feet resulting in an additional eighteen (18) overstory trees, eighteen (18) <br />evergreen trees, and eighteen (18) understory-trees. According to the site plan, there will be <br />five (5) overstory trees, eighteen (,t 8) evergreen trees, and no understory trees planted in this <br />buffer area. In addition, the site plan also Shows thirty-nine (39) shrubs included along this <br />boundary. There are about thirty trees (mixture mainly consisting of oaks and hackberrry) <br />that will be preserved which can count toward and fulfill the overstory requirement. <br /> <br />14. <br /> <br />The southern property boundary that is adjacent to existing single family 'hOmes is approximately <br />1,500 feet in length. This results in the additional planting requirement of thirty (30) 0verstory <br />trees, thirty (30) evergreens, and thirty (30) understory trees in the twenty-five foot wide buffer <br />area. The site plan shows twenty-two (22) overstory trees, forty-one (41)' evergreens, and.no <br />understory trees. There are also around twenty pines and'spruces that will be preserVed (in the <br />southeastern corner) that can count toward the minimum number of evergreen plantings required. <br /> <br />To satisfy the density transitioning requirements, there' needs to be ornamental or understory <br />trees included in the buffer strip. Neither the eastern or southern buffer areas on the site plan- <br />show any of these trees being planted. While efforts are being made to preserve some of the <br />existing trees, the minimum of eighteen (18) and thirty (30) ornamental/understory trees need to <br />be planted along the ~astern and southern boundaries respectively. - <br /> <br />Tree Preservation. A tree preservation plan (Sheet. Ll-l') has been included as part of the <br />preliminary plat submittal. Tree preservation areas are indicated on-the plan. The plan' <br />shows approximately 2.5 acres of trees being preserved or 30% of the existing tree cover. An <br />effort is being made to preserve some of the significant trees on this property and will result <br />in a reduction of the required landscape planting, as discussed: above. In addition to-the <br />aforementioned trees being preserved, there is also a small patch of oaks that will remain in <br />the northeast comer of this property. <br /> <br />Above and beyond the trees that are slated for preservation, there is ti'emendous Potential to <br />preserve a number of young red and white oaks' by relocating them with a tree spade. On site <br />inspections with City Staff to identify possible candidates for relocation should be given strong <br />consideration.. These trees could be Used to satisfy the overStory plantings required for density <br />transitioning and could possibly be used to offset the ornamental/understory plantings as well <br />(depending on the total number that would be transplanted). These would, of course, need to be <br />relocated to the buffer strips along the eastern, and southern boundaries. <br /> <br />-219- <br /> <br /> <br />
