This area included the city's historic. <br />commercial core in addition to some additional newer blocks adjacent to the core that have. a <br />strong impact on the Downtown. The City's focus was to quantify the demand potential for the <br />above uses and to provide an implementation timefi:ame for the redevelopment of the Downtown. <br />Prior to conducting the market analysis, a planning consultant to the City had developed a <br />physical redevelopment plan for the Downtown core. Maxfield Research Inc. rev/ewed this plan <br />aspart of:our analysis and provided a "market reality" to the proposed plan.
